Description
FlashSeal is a flexible, elastomeric sealant specially formulated for adhesion to asphalt shingles, aluminum flashing, brick, and other chimney and roofing materials. This product is a quick, and effective flashing repair system that stops leaks from faulty or deteriorated flashing around chimneys, stacks, skylights, and vents. For those faulty flashings that have been tarred, retarred, or cracked - easily brush-on 1/8” of FlashSeal, place the reinforcement fabric over the base coat, then follow with an additional 1/8” top coat. FlashSeal is available in one gallon containers with choice of either black, brown, or white. One gallon of FlashSeal covers 28 linear feet, and includes a seven-year warranty when used as directed.

Directions For Use:
Weather Conditions: Do not use in cold, damp, rainy weather or product may wash away. Allow at least 12 hours of dry, clear weather for proper curing. Apply at temperatures of 45°F and rising.
Surface Preparation: Clean surfaces to which product will be applied with stiff brush to remove any dust, dirt, or debris. Measure and cut enough reinforcement fabric to completely cover the repair. Work the lowest side of the chimney or vent first, overlapping reinforcement fabric as you would shingles.
Please Note: White FlashSeal can be colored using any standard mortar dye. To color, remove all the FlashSeal you will need for the job to another container and add mortar dye one drop at a time, mixing until desired color is reached.
Application:
Stir product well, and apply approximately 1/8”of coating to the surface to be sealed. Make sure product fills all cracks and holes entirely and extends about one inch beyond the edges of the pre-cut, FlashSeal Reinforcement Fabric. Using a brush, embed the pre-cut fabric into the first coat of FlashSeal. The FlashSeal should extend beyond the edges of the fabric and fill the holes in the fabric. Apply a liberal topcoat of FlashSeal making sure to completely cover the fabric and extend beyond the problem area about one inch.
Note: On hot days FlashSeal will dry quickly. Work in 2-3 ft. sections. Use of duct tape will produce clean edges and enhance the appearance of the repair.
Drying time: Dries to touch in 30 - 60 minutes. Product cures completely within 6 - 12 hours depending on temperature and humidity.
Coverage: One gallon will cover approximately 28 linear feet.

Soap and water while product is still wet. Remove FlashSeal from tools immediately after each use by scrubbing with a stiff brush if necessary. To clean inadvertent spills from roofs, etc., remove excess and clean remaining FlashSeal with a stiff nylon scrub brush and water. Rinse thoroughly.
